An advisor who sits on your side of the table.

Because everyone else in the deal has interests that differ from yours.

  • Sellers want the highest possible bid.
  • Brokers are paid a share of the transaction.
  • Brands want the most comprehensive PIP you will sign.
  • Operators protect their management fees and day-to-day convenience.

Most files start as one of four situations.

01 / BID

A deal is live.

The data room is open, IC is in three weeks, and the financial model must be right, and presentation ready, before the bid is submitted.

02 / VALUE-ADD

An asset is tired.

Hold or sell? Brand or stay independent? The conclusion requires a stress-tested number behind it, not a hunch.

03 / PERFORMANCE

NOI is drifting.

Budgets slip, CapEx buckets swell, and the property manager’s monthly narrative no longer reconciles to the P&L.

04 / CONTRACT

A document is on the table.

An HMA, franchise agreement, or ground lease whose operational covenants and termination fees will bind your asset for the next twenty years.

Four service lines. One principal.

Every file is scoped in writing before work begins. You buy the exact business need in front of you, not an open-ended consulting mandate.

LINE 01 · DEAL SUPPORT PROJECT

Underwriting & Due Diligence

  • Acquisitions, Dispositions, and ROI Projects. A-Z support through the entire deal cycle working within your thesis.
  • Data room review, GM & team interviews, and departmental analysis for hidden cost leaks and CapEx traps.
  • Ground-up financial model built on stress-tested local realities, rigorous research, and on-sites (if scoped). Forecast pro formas, debt stacks, cash flow waterfalls, and decision-friendly dashboards.
Outcome: A distribution-ready financial model, deal memos, and an underwritten basis. If a deal doesn’t pencil, we say so.
LINE 02 · VALUE-ADD PROJECT OR RETAINER

Value-Add Asset Management

  • For asset owners who want to know whether to hold or sell, or whether options exist to unlock value - with a real analysis for why.
  • Rigorous diligence and modeling from initial construction through project completion and stabilization.
  • Brand selection, RFP tension, and PIP scope locked into underwriting prior to delivery.
Outcome: A comprehensive look at repositioning and value-add cases for your asset, and a thorough understanding of your options.
LINE 03 · OWNER'S REP RETAINER

Owner’s Rep Asset Management

  • A set of eyes on your P&L that works only for you. Monthly review of hotel operating statements, variance analysis, and labor benchmarking.
  • Budget accountability: holding third-party operators to approved business plans with actionable follow-through.
  • FF&E reserve auditing, CapEx project oversight, and cash flow distribution forecasting.
Outcome: Assets that perform to your investment case - and an owner who knows the exact operational reason when they do not.
LINE 04 · CONTRACT REVIEW & NEGOTIATION HOURLY OR PROJECT

Commercial Terms Review

  • Hotel Management Agreements (HMAs): Base/incentive fee ramps, performance tests, termination rights, and owner approvals.
  • Franchise agreements: Royalty structures, key money clawbacks, PIP requirements, and liquidated damages.
  • Ground and commercial leases: Rent structuring, use restrictions, and terms that work in your favor.
Outcome: A commercial roadmap that complements your legal counsel. We know what can be negotiated and which terms matter.

You deal with the person who did the work.

No junior associates. No outsourced underwriting. The principal reads every line.

Institutional underwriting discipline applied directly to private owner mandates.

Ian Cheong brings over a decade of investment management and capital allocation experience to hospitality mandates. Prior to launching Principle 1, Ian served as a core investment team member at SilverBirch Hotels & Resorts, where he led underwriting, asset management, and commercial leasing initiatives across a national portfolio. Throughout his career, his work has spanned acquisitions, brand negotiations, P&L oversight, and large-scale asset repositionings in major Asian and North American markets, including Seattle, Toronto, Hong Kong, and Macau.

Principle 1 was formed around a singular premise: hotel owners deserve access to institutional-caliber analysis on an agile, unbundled basis. When a deal is on the table or an asset is underperforming, you have specialist expertise at the table immediately.

How a live mandate runs.

Most mandates begin as a targeted project to evaluate an urgent transaction. Some transition into ongoing asset management.

Send a brief note on the asset. We review the context and state clearly whether it fits our mandate - followed by a prompt pass or a scope and fee estimate.
